Paddington Square announces first wave of tenants

Great Western Development’s Paddington Square, located adjacent to Paddington Station, London’s second busiest transport hub, announces the first wave of tenants to open in West London’s newest destination and gateway to and from Heathrow and the Southwest of England - where millions of domestic and international passengers will pass through annually.      

West London’s iconic development, Renzo Piano designed Paddington Square is a mixed-use building of 430,000 sq. ft with 350,000 sq. ft of office space across 14 floors with FTSE 100 and Global occupiers already in occupation.  

The building includes 33 retail units, 4 restaurants and a new tube station with a direct fully accessible step free entrance to the Bakerloo line platforms. The main restaurant will be the highest open air rooftop restaurant in West London with views from The Wembley Arch to Canary Wharf and beyond. The view is dominated by Hyde Park and has uninterrupted views of London’s showstopping West End and City Skylines which amaze both day and night.  

Permanent outdoor public art commissions from internationally acclaimed artists Ugo Rondinone, Pae White, Catherine Yass and Kathrin Böhm will be unveiled in the piazza during the Summer.  

Shopping and dining experience 

Wahaca and Gail’s are the first to open on site with F&B sector leaders Market Halls confirming its first site in West London, taking 10,500 sq. ft over two floors. This one stop dining destination will feature 2 bars, 7 kitchens offering cuisines from around the world and outdoor dining on the 1.35-acre public realm.  

Other F&B and convenience offers due to open in the coming months include Pret A Manger, Starbucks, Krispy Kreme, Oseyo, Holland and Barrett and Miniso.  They join quality retailers opening onsite including Russell and Bromley, Kiehl’s, Crew Clothing Company, ADAM Grooming Atelier, Kiko Milano and Mango.

The retail and F&B units are located around the public piazza and along the prime footfall route to the new entrance to the Bakerloo Line and other travel routes in and out of the station.  

The quality mix of occupiers will provide visitors with both convenience and the opportunity to spend time to eat, drink and shop in style.  When the rooftop bar and restaurant opens in 2025 on the 17th and 18th floors, consumers will be able to enjoy luxurious dining and entertaining with panoramic views across Hyde Park and the capital, including the views from the scenic lift as they enter and leave.     

New Tube Station Entrance 

The new entrance to the Bakerloo line will open in late summer and will offer a new and enlarged ticket hall for the Bakerloo, District and Circle lines. The entrance can be accessed from the Paddington Square piazza and has step-free access provided to all levels.

The piazza is visible from Paddington Station’s main concourse and will become a new destination for GWR and Heathrow Express passengers looking to relax before they travel as well as a new route down into the tube for commuters. 

Public realm

The new 1.35-acre public piazza is open and provides an active and generous meeting place for visitors with restaurants and outdoor seating areas under the building’s 8.5m high glazed canopy which separates the retail space from the workspaces above. 

Paddington Square will have a dynamic public art programme that will offer local people and visitors a unique cultural experience to engage with contemporary art.

Coming to Paddington Square this Summer is a new, commissioned major public art programme of permanent and temporary works from world renowned global artists Ugo Rondinone, Pae White, Catherine Yass and Kathrin Bohm. 

Alongside the permanent displays, the programme will provide a rotational site for temporary artworks through a partnership with The Showroom, a public contemporary art space at Tanner Lane, situated between Paddington Square and St Mary’s Hospital. The commissioned murals will each be in-situ for one year at a time, each responding to the overarching theme of ‘care’. 

Workplace of the future

In addition to the retail and F&B offer, Paddington Square also provides 350,000 sq. ft of state-of-the-art working spaces across 14 office floors, with over 2,000 working onsite daily. Tenants include Capital Group, DS Smith Plc and Kingfisher Plc.  Building features include contactless entry, gym, café and bar, touch-down workspaces, communal areas, and an outdoor terrace overlooking the piazza.
